Dseal PlazaJoint

PlazaJoint is a modular mortar-bed expansion joint whose co-extruded twin-resin profile subdivides the screed into bays, adjusts in 15-20 mm steps and adapts to almost any height from a 30 mm minimum.

PlazaJoint is a modular mortar-bed expansion joint of the MF type, formed from a co-extruded twin-resin profile with rigid flanges and a soft central joint. Cast into the mortar bed, it subdivides the screed into controlled bays and its wide flanges double as formwork during the pour, making it ideal for tiled plazas, terraces and large screeded floors. A sealed version is also available where a closed joint is required.

The profile adapts to almost any finished height from a 30 mm minimum, with adjustment available in 15-20 mm intervals through interlocking clips. The rigid flanges anchor firmly in the bed while the soft central section absorbs thermal and shrinkage movement, controlling cracking across large areas of mortar.

Key Benefits

  • Subdivides large mortar beds into controlled bays to manage cracking
  • Wide flanges act as built-in formwork, saving time during the pour
  • Height adjusts in 15-20 mm steps to suit varied build-ups
  • Soft central joint absorbs thermal and shrinkage movement
  • Sealed version available where a closed joint is specified
  • Co-extruded twin-resin design combines rigidity and flexibility in one profile

Applications

  • Tiled plazas, podiums and public squares
  • Terraces and roof decks with screeded finishes
  • Large internal screeded and mortar-bedded floors
  • Shopping centre and concourse floors with tiled build-ups
  • Landscaped and paved external decks over structure
  • Any mortar bed needing controlled movement bays

Features & Construction

  • Modular mortar-bed (MF) profile cast into the screed
  • Co-extruded twin-resin construction: rigid flanges, soft central joint
  • Minimum height of 30 mm, adaptable to almost any build-up
  • Height adjustment in 15-20 mm intervals via interlocking clips
  • Wide flanges serve as formwork during placement
  • Sealed version available as an option

Installation Guide

  1. Set out the joint lines that subdivide the mortar bed into bays
  2. Adjust the profile height in 15-20 mm steps using the interlocking clips
  3. Position the profile along the joint line with flanges bedded in the screed
  4. Use the wide flanges as formwork and pour the mortar against them
  5. Compact the bed so the rigid flanges are fully anchored both sides
  6. Keep the soft central joint clean and aligned as the bed sets
  7. Lay the tile or finish up to the profile and seal if the sealed version is used

Maintenance & Care

Once cast into the bed, PlazaJoint is largely maintenance-free: inspect the exposed soft central joint occasionally for debris or damage and keep it clear so it can continue to flex. Where the sealed version is used, check the seal periodically and renew it if it shows wear.

Because the profile is embedded in the mortar bed, any repair generally involves cleaning the central joint or resealing rather than replacing the profile. FAQs

PlazaJoint — Frequently Asked Questions

What is PlazaJoint?

PlazaJoint is a modular mortar-bed (MF) expansion joint from Dseal. Its co-extruded twin-resin profile is cast into the screed to subdivide it into bays and absorb movement.

What does mortar-bed (MF) mean?

MF refers to a profile designed to be embedded in the mortar bed or screed rather than surface-mounted, so it becomes part of the floor build-up itself.

What is PlazaJoint made from?

It is a co-extruded twin-resin profile combining rigid resin flanges that anchor in the bed with a soft resin central joint that flexes with movement.

What is the minimum height for PlazaJoint?

The profile works from a 30 mm minimum height and adapts to almost any greater build-up by adjusting in 15-20 mm intervals.

How is the height adjusted?

Height is adjusted in 15-20 mm steps through interlocking clips, so the profile can be matched to the finished mortar-bed thickness on site.

How much movement does PlazaJoint handle?

The soft central joint absorbs thermal and shrinkage movement across the bays it creates; the exact capacity depends on the build-up, so confirm with Dseal for your design.

Is PlazaJoint waterproof?

A sealed version is available where a closed, water-resisting joint is required. The standard version focuses on controlling movement within the mortar bed.

How is PlazaJoint installed?

The profile is set along the joint line at the adjusted height, its wide flanges act as formwork, and the mortar is poured against and around them so the flanges anchor in the bed.

Do the flanges really work as formwork?

Yes. The wide rigid flanges serve as formwork during the pour, helping form the bay edge and saving separate shuttering.

How do I maintain PlazaJoint?

Keep the soft central joint clear of debris so it can flex, and on the sealed version check and renew the seal as needed. The embedded profile itself needs little attention.

What standards apply to PlazaJoint?

PlazaJoint is manufactured by Dseal under ISO 9001:2015, ISO 14001:2015 and ISO 45001:2018 certified systems.

How is PlazaJoint different from FlexiGuard?

FlexiGuard is a surface-mounted profile with a replaceable TPE insert for finished floors and walls, whereas PlazaJoint is a co-extruded profile embedded in the mortar bed to create movement bays.

Is a sealed version available?

Yes. PlazaJoint is offered in a sealed version for situations that need a closed joint within the bed.

Are custom configurations available?

Yes. With adjustable height in 15-20 mm steps and an MF design suited to varied build-ups, Dseal (Dhawan Associates) can advise on the right configuration for your project.

Who manufactures PlazaJoint?

PlazaJoint is made in India by Dhawan Associates under the Dseal brand.

Where can I buy PlazaJoint in India?

PlazaJoint is supplied across India directly by Dseal (Dhawan Associates). Call +91 93109 97953 for technical support and delivery.
